Physical Evaluation

    The physical evaluation process is carefully inspecting the property and recording the findings. It is from this technique that we become familiar with the product that we are responsible for selling to the public. Generally, we are checking the building to determine the appearance, the condition, the needs and the estimated cost of repairs.

    We must also decide whether the deficiencies noted are deferred maintenance or curable obsolescence. Deferred maintenance must be corrected to maintain the present income level, whereas curable obsolescence is the voluntary enhancing of the property to increase its earnings.

Market Analysis

Market analysis is a study of the neighborhood to determine current market prices for a particular type of unit. It is through this market study that we bring together the area, comparables and the subject property to set the rent schedule.

It is important to consider that rents in a given area cannot exceed certain limits because the income of people living within the area. There is no accurate method of estimating rent in a free market. Rent pricing is a method of comparison judgment. But with the proper information the setting of the proper rental is easier.

Management Fees

Any management company that tells you, "I charge X%" is doing you a disservice. I custom fit the management agreements to your needs, and that includes the fee.

If the services that you and your property need are less, so is our fee. Our management fees are 10% of the gross collected rents and $15.00 administrative fee monthly.
