The physical evaluation process is carefully
inspecting the property and recording the findings. It is from this
technique that we become familiar with the product that we are responsible
for selling to the public. Generally, we are checking the building
to determine the appearance, the condition, the needs and the estimated
cost of repairs.
We must also decide whether the deficiencies
noted are deferred maintenance or curable obsolescence. Deferred maintenance
must be corrected to maintain the present income level, whereas curable
obsolescence is the voluntary enhancing of the property to increase
its earnings.
